A kitchen remodel in Orange County runs between $35,000 and $175,000 in 2026. A mid-size kitchen at the county average lands around $37,000 to $69,000, or about $160 to $370 per square foot.
That range is wide enough to be useless on its own. Almost every cost guide then sorts kitchens into budget, mid-range and luxury, which is circular reasoning: a luxury kitchen costs luxury money.
Four decisions set your number. Everything else is rounding.
Decision 1: does the plumbing move?
This is the largest single fork in the road, and homeowners underestimate it more than any other.
If the sink, the range and the dishwasher stay where they are, you are replacing surfaces. Cabinets, counters, appliances, floor, paint. The work is predictable and the schedule holds.
Move the sink to the island and you have opened the floor. Now there is drain line, vent, and supply to run, which means demolition of the slab or work from the crawlspace, an inspection at rough-in, and a patch that has to cure before flooring goes down. A gas line for a relocated range adds its own permit and its own inspection.
The layout change itself is not what costs money. The trades and inspections it drags behind it are.
Decision 2: which cabinetry tier
Cabinets take 30 to 40 percent of a kitchen budget, more than any other line. Three tiers, and the gap between them is the gap between an $50,000 kitchen and a $110,000 one:
- Stock, $5,000 to $12,000. Fixed sizes and a short list of finishes. Filler strips cover the gaps where the boxes do not reach the wall.
- Semi-custom, $12,000 to $25,000. Real sizing flexibility, heavier box construction, most finishes on the menu.
- Custom, $25,000 to $50,000 and up. Built for your room. No fillers, any finish, any interior configuration.
Semi-custom covers most kitchens well. Custom earns its price in two rooms. One with awkward dimensions, where stock sizes waste six inches at a time. One where the cabinetry has to line up with a beam, a window, or an adjoining room's millwork.
Decision 3: what the electrical panel can carry
This line item surprises people, because it lands after demolition rather than during design.
A modern kitchen wants dedicated circuits: refrigerator, dishwasher, disposal, microwave, two small-appliance circuits, and often an induction range at 40 or 50 amps. An older Orange County house on a 100-amp service often does not have the capacity, but the panel rating alone does not settle it. The load calculation does, and it accounts for the whole house rather than the kitchen.
A 200-amp panel upgrade in Orange County runs $1,500 to $4,000 including permit and labour. That is the good version of this problem. The expensive version is a panel in a location the utility will no longer approve, or a service drop that needs replacing, and neither shows up until someone opens the panel.
Ask for a load calculation before you sign anything. A contractor who has not done one has not priced your electrical.
Decision 4: counters and tile
The smallest of the four and the one homeowners spend the most time on.
Quartz and granite sit close together for a standard slab. Marble, quartzite and anything with book-matched veining move the number, for the material, and because the fabricator cannot afford a mistake on a slab with a pattern to align. Full-height backsplashes in the same stone add a second slab.
The practical version: pick the stone during design, while the price is still a choice. Choose it after you order cabinetry and the budget has gone elsewhere.
What the tiers look like
With those four decisions made, the published tiers become useful:
- $35,000 – $55,000. Same layout, stock or lower semi-custom cabinets, quartz counters, standard appliances. No panel work.
- $60,000 – $110,000. Some layout change, semi-custom cabinetry, better appliances, likely a panel upgrade, permitted work.
- $120,000 and up. Walls or plumbing moving, custom cabinetry, specialty stone, integrated appliances. Structural work if you are opening to a living room.
Orange County sits about 5 percent above the Los Angeles County baseline, and the coastal cities from Newport through Laguna sit above that again. Labour alone on a medium kitchen runs $12,000 to $24,000 across the trades.
Permits
Kitchen permit fees in Orange County run $200 to $1,500 depending on the jurisdiction, and about 5 percent of the project once the work touches structure, plumbing or electrical.
You need a permit for moved plumbing, new or moved gas, added circuits, a panel upgrade, and anything structural. You do not need one to replace cabinets and counters in the same footprint.
Unpermitted work follows the house. It surfaces during the sale, and the buyer's agent will ask for a credit or a retroactive permit. Neither is cheaper than doing it right the first time.
How to read a bid
Three bids on the same kitchen will not match, and the spread comes from what each one left out. Before comparing numbers, check each bid for:
- An allowance or a selection. "Cabinet allowance: $18,000" is a placeholder. "Semi-custom shaker, painted, soft-close" is a price. Allowances are where a low bid hides.
- Who pulls the permit, and whether the fee sits inside the number.
- The electrical scope, and whether a load calculation happened.
- Demolition and disposal, which is a real line and sometimes an omitted one.
- The payment schedule against actual progress, not against the calendar.
A bid well below the others is not generosity. Find the line it is missing.
Timeline
Most Orange County kitchens take 6 to 14 weeks of construction. Same-footprint work sits at the bottom of that. Moved plumbing, structural changes and custom cabinetry sit at the top, and cabinetry lead time drives more of the schedule than the building does. Order custom and you are waiting 8 to 12 weeks before anything gets installed.
Permitting runs alongside, not after, if the firm handling it knows the jurisdiction.
Common questions
Does a kitchen remodel add value in Orange County? A well-built kitchen returns a meaningful share of its cost at sale, and it is the room buyers judge a house by. The return drops on kitchens finished far above the neighbourhood, which is the usual argument against a $200,000 kitchen in a $1.2M house.
Can I stay in the house during the work? Most people do. You lose the kitchen for the duration, so plan a temporary setup with the refrigerator and a microwave somewhere else. Water and power get shut off in scheduled windows.
Why do quotes vary so much for the same kitchen? Cabinet tier, allowances rather than selections, and whether anyone priced the electrical and the permits. Ask each bidder to itemise those three and the spread closes.
Should I buy my own appliances? You can, and it saves the markup. Order them early and store them, because a delayed appliance holds up the counter template, and the counter holds up the backsplash.
