ADUs
Start with the property and the way the space will be used.
An ADU starts with what the property will allow, not with the floor plan. Setbacks, access, panel capacity, and where the utilities have to run shape the unit before any finish decision does, and the rules change from one city to the next.
An ADU should feel like a real home, not an afterthought. We design each unit to complement the main house architecturally while functioning as a fully independent space, from site feasibility through certificate of occupancy.
What we work through
Site and feasibility
Lot conditions, setbacks, access, and where the unit can sit relative to the main house.
Utilities and capacity
Electrical service, sewer, water, and the trenching required to reach a detached unit.
Layout and livability
Kitchen, bathroom, storage, doors, and windows, because a small unit shows every wasted foot.
Permit path
Jurisdiction, drawings, plan check comments, and the route to approved construction documents.
Connection to the property
Exterior materials, privacy, access, and how the unit sits with the rest of the property.
Make the small footprint work before the plan is locked.
Plans and 3D views show whether a compact layout actually lives well, and how the unit sits with the main house, while the plan can still change.
- Detached build, garage conversion, or attached unit
- Utility runs: distance from the main house, and panel capacity
- Site access for equipment and material staging
- Finish level, which varies widely between a rental and a guest house
We price each project after a site visit, then put the scope and the number in writing before any work starts.
