Your project may begin with an idea, existing drawings, or a defined scope. We start there and guide the next steps, keeping the design, budget, and construction connected as the work develops. Planning, design, and estimating can overlap: some projects begin with a separate planning agreement, others combine design and construction. We explain the scope and any fees before the applicable contracted phase begins.

Discovery Call

We listen before we draw.

Site Visit & Proposal

When a walkthrough is the next step, we see the property before anyone prices it.

  • Recommend the next step, which may be planning, design, or a written proposal

  • Review the proposal and tell us what to adjust

Drawings & Selections

See the important decisions before they reach the jobsite.

  • Floor plans and elevations that establish the layout
  • 3D views where they help resolve cabinetry, proportion, or how new work meets the existing home
  • Revise against your feedback before anything is ordered

Permits & Approvals

We carry the paperwork.

  • Prepare and submit the permit package
  • Handle city responses and revisions

Construction

Built to the drawings you approved.

  • Keep you informed of progress, upcoming decisions, and anything that changes

Why design-build matters

One team means the drawings, the schedule, and the budget stay in the same conversation. When a wall opens up and something unexpected is behind it, we price the options that day, on site, against the budget you already approved. It does not wait on a round of emails between two companies.

No change order goes out to reprice work a second party never scoped. The result is fewer handoffs, fewer surprises, and decisions that hold.
